  • J.P. Milligan : Okay, for the record, Carol called me about this yesterday. I didn't even know you were going to be involved.

    Amanda Lin : Sounds like Aunt Carol. I didn't even know she was going to sell until I got here.

    J.P. Milligan : Well, look, we don't need any more stress in our lives. So, if you don't want me here, say the word, I will bow out.

    Amanda Lin : That'd be great.

    J.P. Milligan : You're hilarious.

    J.P. Milligan : There's a but.

    Amanda Lin : Aunt Carol thinks you're the best fit for this and the other options were terrible.

    J.P. Milligan : Ah, well. JP Milligan, not terrible. Got a ring to it.

    Amanda Lin : Okay, if we're gonna do this, I have two conditions.

    J.P. Milligan : Fine.

    Amanda Lin : I get to look over all the listing materials and we can only sell to a family that will run the farm as is. No developers.

    J.P. Milligan : Well, that answers that question. Time has not made you any less bossy.

    Amanda Lin : Cute.

    J.P. Milligan : I love the idea of you being involved. I mean, I want this place to go to a nice family just as much as you do. You know my connection to this farm. It means a lot to me or else I wouldn't be here.

    Amanda Lin : Great.

    J.P. Milligan : But, in order to create that buzz, we're gonna have to cast a wide net. It's gonna be a part of our plan to get the buyer that we really want. So to create interest, it'll be easier and quicker to sell. Okay?

    Amanda Lin : Fine.

    J.P. Milligan : Hold up. Two conditions of my own.

    Amanda Lin : Okay.

    J.P. Milligan : Number one, you are going to have to trust me. Believe it or not, I know what I'm doing. And number two, we're going to stick to the plan this time.

    Amanda Lin : Well, that answers that question. Time hasn't made you any less smug, huh?

    [JP shakes his head] 

    Amanda Lin : Deal.

    J.P. Milligan : Looking forward to it.

    Amanda Lin : [under her breath]  This better not be a mistake.

    J.P. Milligan : [under his breath as he walks away]  I hope this wasn't a mistake.

  • J.P. Milligan : So wait, you're in product development for a company that doesn't want to develop products?

    Amanda Lin : Mmhmm. Nailed it.

  • Amanda Lin : Always so superstitious. Couldn't even get on the field without that good luck kiss.

    J.P. Milligan : Well, I'm very happy you obliged.

  • Amanda Lin : [after their friend Chris leaves]  He hasn't changed a bit.

    J.P. Milligan : Yeah, he's weirder.

  • J.P. Milligan : You are so welcome. That was so sweet of you to say.

    Amanda Lin : What?

    J.P. Milligan : You were coming over here to tell me what a great job I was doing, right? No?

  • Amanda Lin : So... what happened with baseball?

    J.P. Milligan : I was pitching for Memphis for a while. It was going great. Got called up to the big a few times, you know. Couple days here, a week or two there.

    Amanda Lin : Wow.

    J.P. Milligan : It was great. I mean forty thousand people cheering, screaming for you. It's crazy.

    Amanda Lin : Oh, that would scare me to death.

    J.P. Milligan : Guess it should have scared me, but you know, I loved it. I really, really loved it. That is until my arm said, 'nope.' I tried to rehab it a few times, but it just wasn't working out, so... I had to hang it up.

    Amanda Lin : I'm sorry.

    J.P. Milligan : Those are the breaks, you know. I had a lot of great years playing. I wouldn't change it for anything.

  • Amanda Lin : What, you're not leaving me, are you? Cause I still have to finish this burger and you still have to lose at cornhole.

    J.P. Milligan : To you?

    [laughing] 

    J.P. Milligan : That's not happening.

    Amanda Lin : Set it up cowboy.

  • Chris : [on a baseball field, at bat]  So, you two have fun last night?

    [JP throws a fast ball past Chris] 

    Chris : I'll take that as a yes.

    J.P. Milligan : Alright, my turn. You've had enough.

    Chris : C'mon buddy. You know I'm gonna get it out of you one way or the other. Just save me the effort.

    J.P. Milligan : I don't know what you want me to say? I mean, we had a great time. It was fun. And, yes, maybe some old feelings came back.

    Chris : Was that so hard?

    J.P. Milligan : [taking the bat and moving to home plate as they switch places]  Yeah, it was.

    Chris : But hey, all joking aside.

    J.P. Milligan : Don't get sappy on me now.

    Chris : I know your break-up messed with you for a while. And I imagine that feeling is still on your mind today.

    J.P. Milligan : I'm sorry. Do I need to get a chair, Dr. Freud?

    Chris : All I'm saying is, think about... being open. You know, maybe there's something there, maybe there isn't. But don't let what happened before prevent you from something great now. There. That's it. Thus endeth the lecture. Dr. Freud is pitching now.

    [JP hits a homerun] 

    Chris : Okay, I hung that one.

    J.P. Milligan : I hear you. I hear you. I do. Being around Amanda has been surprisingly great.

    Chris : Here comes the 'but.'

    J.P. Milligan : But, once Carol's farm sells, I mean, she's going to be going back to Atlanta. She lives there and I live here. It's that simple.

    Chris : And we all know you uh, don't do long distance.

    J.P. Milligan : I mean it's a great story, you know, we were old high school sweethearts, but a lot of time has passed.

    Chris : You know what will pass? This curveball. Right by you.

    J.P. Milligan : Not a chance. How about this, you get it past me, I'll pick up all the balls. I hit it out, you pick up all the balls.

    Chris : Easy deal, you're too old. Too rusty. Too injured.

    J.P. Milligan : Oh, you're going there with it?

    Chris : Yep, yep, you're broken, my friend.

    J.P. Milligan : Your kids throw harder than you.

    Chris : Try and hit this big boy.

    [JP hits another homerun, circles the bases, waving to the non-existent crowd] 

    Chris : Oh, very nice. Yeah, rub it in. Round the bases.

    J.P. Milligan : See it? It's still going.

    Chris : I saw it. You're ridiculous. No one's here.

  • Amanda Lin : You know I'm sorry for second-guessing you. You said to trust you, and you were right.

    J.P. Milligan : [he stops in his tracks]  I'm sorry. Did I... did I hear you right? Did you say I was right, wait, let me get that recorded quick.

    [imitating Amanda] 

    J.P. Milligan : So, JP, I trust you, you were always right.

    Amanda Lin : I totally regret it now.
