- A Mysterious Intruder Breaks into a Fraternity House and begins to stalk and murder the occupants one by one, as the victims try to figure out who is behind the killings before they all become victims to the intruder.
- The Fraternity Brothers of Sigma Alpha Epsilon are calming down for Christmas break, suddenly a man calls the fraternity house with obscene phone calls and threatens to kill them all, on the night of Christmas Eve, he'll keep his promise and murder each the boys one by one.
- As the holidays begin to settle in on Hawthorne College, the fraternity brothers of SAE (Sigma Alpha Epsilon) begin to receive alarming phone calls from a mentally disturbed man who identifies himself as "Billy". As Christmas Eve begins to settle in, Billy begins going more and more insane, not before long, Billy's mental state spirals out of control, and that means certain death to the brothers of Sigma Alpha Epsilon.
- The movie opens on a house. People can be seen talking and walking around through the windows as a man stalks up to the house, in his POV we watch as two fraternity brothers; Collin Williams (Micheal George) and Jared Hankler (Cohen Burton) are spied on by the man through the window, the man loses interest and spies around back, to where he goes under the back porch which has a secret entrance to the house. While Jared is typing up an essay on his computer, he hears the door to the bedroom open, he gets up and moves toward the door, asking who's there. Suddenly, from a side storage room, a man wraps a black garbage bag around his head and pulls him aside. Meanwhile upstairs, Collin and Michael Cunningham (Jackson Bigley) receive a present left at the front door, apparently signed by someone named "Lenz". Another character; Karter Fitzgerald (Cohen Burton) walks in and all three of them open the present, inside is a glass Christmas tree statue, which they place in the living room. Suddenly, Collin's phone rings, it's from an unknown caller that he picks up, the man on the other end begins to make weird and unsettling noises before beginning to speak, asking the men to "please make it stop" before beginning to go back to saying random nonsense with the name "Billy" clearly audible as Michael tells the caller to "Shove his tongue in an electrical socket". The caller hangs up and Michael gives Collins phone back, while Karter thinks it's a robo-call, Michael believes it's just a prank call made by another fraternity, while Collin is much more shook about it. After that, all the boys decide to go to bed, Michael sleeps in an upstairs bedroom while Collin and Karter will sleep in the main bedroom downstairs, where Jared was. They enter the downstairs bedroom and notice that Jared is gone, his laptop still open, they suspect he's just in the bathroom or outside on the phone and they go to bed, not hearing the singing coming from the garage, where Jared's dead, lifeless corpse is, having been suffocated by the garbage bag. The next day, on Christmas eve, most of the fraternity brothers have left for the holidays, leaving Collin, Karter, Michael and The Fraternity House's operator; Mr Thornton (Cohen Burton) who visits Collin in his room while he's on the phone with his father. Mr Thornton asks Collin if he's seen Jared anywhere, Collin says no as he gets another call from his phone. Collin picks up and the man on the other end identifies himself as Jack Hankler (Jackson Bigley), the older brother of Jared, who's been waiting for him at the train station. Both Collin and Jack plan to go to the police and file a missing persons report, they do so and the meet the Sheriff of the town, Sheriff Grady Baker (Cohen Burton), who tells them there's been another missing persons report, a 7 year old boy named Jimmy Addams (Alec Bigley) went missing two days before Jared. Grady puts the report in and tells the boys that there will be a search party later that day to look for both of them, which Collin, Karter and Michael attend, but not before getting another phone call, afterwards, Michael calls the police and Grady shows up and puts a tracker on the phone, telling Michael that they'll be able to track whoever made the calls. Back at the search party, Michael finds a dead body, the one of Jimmy Addams, who's been attacked and murdered by a hatchet. Michael calls over Grady and Grady puts the fraternity house in lock-down, since the body was found in the backyard forest. Back at the Fraternity house, Mr Thornton gets a phone call from Michael, telling him that he's gonna stay behind at the search party and look for Jared and that Karter and Collin are going back home. After the call, Mr Thornton goes to take a smoke in the garage, to where he finds Jared's body and is attacked by the intruder, who hacks Mr Thornton in the head with a hatchet and drags him back into the garage, slamming the door behind him. Upstairs, Karter and Collin arrive as Karter goes to take a shower and Collin goes into the main bedroom downstairs, and sees Grady down there, who has just arrived with another police cruiser, Collin asks why there's two cruisers outside and Grady tells him it's to patrol the fraternity house, Grady leaves as Collin goes upstairs and goes upstairs and takes a seat on the sofa. Outside in the police cruiser, Officer Don Hutchinson (Michael George) makes plans to go late Christmas shopping after his patrol, suddenly a snowball hits his car, he gets out and grabs a flashlight and looks around, as more snowballs are thrown at him, before he looks over at Jack's car, and the intruder throws one more snowball, before Hutchinson moves toward him as the man grabs Hutchinson and drags him away by the throat. Back inside Karter finishes his shower and talks to Collin, who says he's worried about Michael and Jared, scared that Jared had the same fate as Jimmy. Downstairs, Don stumbles inside, his wrists having been slit by a Chef's Knife. The intruder follows behind him and grabs his throat before slitting it with the chef's knife, before dropping the knife and starting to hide the body. Suddenly downstairs, Karter's phone begins to ring, they both go downstairs and Karter picks it up, the man on the other end begins to scream the name "Billy" and Karter hangs up, freaked out. Karter goes to take a nap on Jared's bed while Collin goes upstairs to wait for Michael. While he waits, in the background we see the intruder grab the glass Christmas tree statue and enter the bedroom. We watch as the intruder looms over Karter's bed and stabs Karter in the chest over and over with the statue. Back at the search party, Michael gets in his car and leaves to go to the fraternity house to where he is called by the man, to where Michael flips out on him and the caller hangs up. Michael returns to the house and talks with Collin, before telling Collin he should get some sleep before going downstairs to check on Karter, to where the door shuts behind him and the man wraps a garbage bag around Michael's head, before throwing him against the door and stabbing him through the bag and into his eye with the chef's knife, Killing him. At the police station, Grady calls Deputy Arex (Jackson Bigley) and tells him that the calls that the people have been getting are coming from a rotary phone and Jared's cell, Arex immediately makes his way to the fraternity house and calls Collin and informs him that the calls are coming from inside the house, Collin insists he gets his friends but from behind, Arex's gun is used against him and he is shot in the head as Collin flees downstairs, the killer in hot pursuit, with a garbage bag over his head as he runs into the bathroom and hides as Collin runs into the main bedroom, where Michael and Karter's Bodies lay, dead. Collin crawls away and looks up and sees the killer's eye looking at him, as he begins today "Don't Tell Them What We Did Agnes" revealing that the man who's been making the calls is the killer, as he rushes out and attacks Collin, who pulls off his garbage bag as the man begins to strangle him, Collin kicks The man away and hides in the basement, and locks the door behind him. Collin turns around and sees the bodies of Jared, Mr Thornton and Don. Collin arms himself with a fire poker and uses his weight to barricade the door, while accidentally opening the garage doors as Jack walks in, dressed in the same blue sweatshirt and denim jeans that the intruder was wearing. When Grady arrives he sees Jack, dead, with a fire poker through his heart and out the back, having been killed by Collin in self defense and Collin is knocked out. Collin tells Grady what happened before going unconscious again, only to be woken up in the same bed that Karter died in, by his father (Jackson Bigley) ,who tells him that he is a fighter. Grady enters the room and kindly asks his father to leave, which he does. Grady begins to ask Collin some questions. It's obvious that Collin doesn't remember much but he does remember that the man who attacked him , who he believes was Jack, said something about a little girl named Agnes. Troubled, Grady leaves the room and wishes Collin a Merry Christmas, and walks by the garage door, which is open just ajar to see a figure sitting in a chair, Before leaving the house. In the garage is Collin's dad's dead body, with a bag over his head and an arrow though his skull. As Grady leaves the house in his car and Collin begins to fall asleep, the lights to the house go off, and in the distance we begin to hear the soft noise, of a rotary phone, beginning to ring.
