Apartment concierge Cesar (Luis Tosar) is a miserable person who believes he was born without the ability to be happy. As a result, he decides his mission is to make life hell for everyone around him. A majority of the tenants are easy to agitate, but Clara (Marta Etura) proves to be harder than the most. So Cesar goes to creepy extremes to make this young woman mentally break down. Things get even more complicated in this twisted relationship when her boyfriend, Marcos (Alberto San Juan), shows up.

The depiction of chloroform use is typical of movie/TV depictions of the chemical's anesthetic properties. In reality, it takes at least five minutes of inhaling an item soaked in chloroform to render a person unconscious., and after the subject has lost consciousness, a continuous volume must be administered and the chin must be supported to keep the tongue from obstructing the airway, a difficult procedure typically requiring an anesthesiologist. Happy... That's exactly my problem. That I can't be happy. I never have been. Not even when good things happen to me. You can't imagine what it means to wake up every day with no motivation. The effort it takes me to find a reason, just one, not to let it all go to Hell. And believe me, I give it my best shot. My very best. Every day of my life...

Without the use of gratuitous violence and gore, this movie manages to find it's place at the top of it's genre.
It is incredibly uncomfortable to watch, and part of me wanted to stop watching at several points. It is truly amazing how the movie manages to evoke such a feeling of suspense and, well, awkwardness from the audience.
Movies like 'Funny Games' and 'The Strangers' attempt to provoke the audience in similar ways but fall short, while other films like 'Martyrs' use over-the-top gore to aid their attempts.
Despite the disturbing content of the film, the difficulty I had in viewing it, and many of the characters' actions being difficult to relate to, I recommend it highly and consider this movie a great success as it accomplished what it set out to do - impact the viewers psychologically.
This is a must-watch for any fan of psychological thrillers/horrors.
