A frat house notorious for parties is turned into a co-ed residence for four freshmen under the supervision of a graduate student and her occasional boyfriend, a party animal from the closed fraternity.
Emma (veteran mainstay Beverly Lynn) owns a bed & breakfast that houses a resident sex spirit that turns all the guests that stay there on (not that they need such coaxing mind you). Emma not only knows of the ghosts existence, but has made it a selling point for her little business. Anyways, in this particular movie, she only has two couples staying at the place, Michale & Kayla (Jarod Diamond & Jennifer Sparks) and Nicole & Luke (Ann Marie & Brandon Ruckdashel).
This movie is pretty bad, the story is bland (it being a soft-core film with somewhat sub-par simulated sex scenes, it has to use something to maintain your interest, this movie doesn't), uninteresting lame 'erotic' scenes & annoying characters combine for a horrid waste of time.
