I like director Toni English (aka Kelly Holland) but much of her Penthouse work, like "The Frat House", is sub-par.
With a male narrator, this is merely sex episodes of 4 frat boys plus dean Steven St. Croix, pointless and mechanically performed. The girls are not stars apart from a miscast (too old) Audrey Hollander, though Lexi Belle became a star later after switching from brunette to blonde.
