This movie is rated R for horror violence but it does have more, so the following is my own rating.

Rated R - for horror violence and language, and some nudity.

In the opening scene a girl jumps into a pool (with bathing suit on) then goes into a shower (breasts seen for about 30-45 seconds), then she finds out Krubeck is watching her then runs arounds in a t-shirt and panties.

Spike goes into a bar that has strippers but all of them are wearing skimpy clothes (no nudity shown).

A lot of horror violence but none of it is really graphic. I will list some of the more graphic scenes.

The woman is pinned in her car which is out of control and crashes into a gas plantation and explodes.

The Krubeck's ghost pays a visit to see a man in a hotel room, and slits an cop's throat. He chases him all the way to the road and holds him down so an 18-wheeler will run over him. The man explodes into flesh and blood while Krubeck's ghost goes right through the truck.

The rest of the violence is not very bad or graphic, but most of the film is somewhat intense and frightening.

Not very bad language in this film, but some is a little strong.

Words such as asshole (about 4-5 times), son of a bitch (at least twice), hell (2-3 times)

This movie may have not been rated for language because there is not enough to worry about, plus all of the intense moments and frightening scenes, you won't really notice them unless you try.

The man in the hotel room mentions getting some White Wine, later we see Krubeck's ghost apparently drinking some.

Krubeck/Krubeck's ghost have a scary look (especially ghost).

The phone calls are very creepy and eerie.

All scenes mention in Violence & Gore.
