Hell Night is the celebratory time in which a local college drinks and parties. One of the things that take place is the initiation of the sorority and fraternity pledges by having them spend the night in the old legendary Garth Manor. As the four students are led into the abandoned house they are told by the party organizer Peter (Kevin Brophy) that many years ago insanity ruled when the owner old Garth killed his wife and three of his four deformed children before hanging himself and that the urban legend is that the fourth child survived and lives in the mansion today. As Marti (Linda Blair), the young virginal sorority sister and the rest of the pledges move into the house to bed down until dawn, the rest of the fraternity upperclassmen move into place with some special effect they have rigged up to scare the foursome. During the mating period of the pledges as they talk and learn about themselves after finding some of the scary stuff the others have put into place another character starts to eliminate students one by one in relatively gruesome ways. The legendary surviving child of old man Garth gradually appears and confronts the young trespassers.
