Barbara tells Eddie she goes to the beach "just above Malibu". That covers miles of beach, but Eddie manages to park right next to the small stretch of beach where she happens to be.
When Steve is showing Eddie the map, he says they are on the beach in Santa Monica. However it has already been established that the house Steve is renting is in Malibu (or "just above Malibu" as Barbara said).
